I stepped into the property and saw this…

Painting this home will only add so much value. Sometimes the “more is more” approach is needed. I called the realtor and told her we need to remodel the main floor and that we will add immense value to the property. I talked to the sellers and they said they were on board but did not have the money to pay for the remodel.

Cue the Superman music…Home Renovation Heroes was just born and came to the rescue.

I talked to sellers and told them I would carry the cost of the remodel and could be paid as closing. I told them they are lucky to have the best contractors around remodeling their home and that I would increase the sale price far beyond the cost of the general contracting services. And that is exactly what we did.

By the way, the realtor told them the “as is” value was right around $170,000, to which I agreed with, as I am also a realtor. Myself, Dan and Tim remodeled it in four weeks. It then went on the market and sold for over $280,000 in a few days. The cost of services you might be wondering….$38,000.

Let’s do the math….$110,000 - $38,000 = $72,000. We just made the sellers about $70,000 more on the sale of their property. The best part is they didn't have to shell out capital and our work paid for itself. Talk about free money.
