I was called by a realtor to assess the situation on one of her listings that was to go on the market in about two weeks. She believed some painting was in order as well a few other repairs.

I drove to the property to look things over. Right away I noticed a fairly big problem as previous painters had painted over all of the switches and outlets. Therefore, changing the covers would not solve the problem as the paint would still be on the outlets and switches. I then noticed the sink was corroding in the kitchen and needed replaced. At this point I called my general contractors Dan and Tim to assess the situation.

They arrived and we formulated a game plan to get the house ready for the market in a cost effective manner. The goal is to increase the resale value far beyond the the cost of contracting services. We decided to replace nearly all of the light fixtures in the house, replace most of the outlets and switches, replace the kitchen sink, replace the kitchen faucet, add a garbage disposal, replace HVAC registers, add shelving to the three closets, clean out the garage, fasten loose decking, and of course paint much of the house. The total cost of services was $6400

We completed the job in three days. I remember asking Dan on the project how much more he thought the house would sell for. He believed we easily added $30,000 dollars to the sale price. The house sold for $333,000 in two weeks after going on the market.

My goal is for sellers, at the very minimum, double their money on the on the contracting work that is done by Home Renovation Heroes. I tend to think we far surpass this goal on most projects. See pictures below.
